The development was undertaken by OleaDev, a real estate group known for its integrated approach to property development and management. During the construction phase, the project incorporated advanced engineering techniques, such as the implementation of Controlled Modulus Columns (CMC), to enhance soil bearing capacity, ensuring the facility’s structural integrity. The construction was managed by Frare Gallant, who oversaw the project from pre-construction through to completion, delivering the facility on time and within budget.
A notable aspect of Parc 30 Ouest’s development was its adaptability to tenant requirements. When Keurig Dr Pepper Canada expressed interest in the facility, OleaDev responded by expanding the original design to accommodate a total of 600,000 square feet. This expansion was executed in two phases, allowing Keurig Dr Pepper Canada to commence operations in the initial space while the additional area was being constructed. The seamless transition ensured uninterrupted business activities for the tenant.
